Our City Development team offers a three-tiered service for providing development information.
Simply select the relevant service for the type of development information you require, upload any sketches, preliminary drawings and information that may assist us to gain an understand of your proposed development.
Services offered:
General development information
This is a free service and provides general property information about zoning, minimum lot sizes for subdivision, hazards such as flooding or bushfire affecting the property. You may be supplied with guidelines, links to relevant legislation or planning controls and fact sheets for exempt development standards.
Informal development information
This is also a free service and offers more specific information about small scale development such as:
- Pools, sheds, patios, carports and garages;
- Change of use;
- New single dwellings;
- Secondary dwellings; and,
- Alterations and additions to residential, commercial or industrial buildings.
- Potential for subdivision (up to 10 lots)
Formal pre-lodgement information
This is a paid service. We encourage those proposing a large-scale development to undertake a fee-based pre-lodgement meeting to obtain planning guidance on specific matters, including variations to planning controls and design options from Council’s technical staff.
Large scale development proposals include:
- New commercial or industrial development;
- New single dwellings likely to have a significant impact on the natural or built environment;
- Residential flat buildings, shop top housing or multi dwelling housing;
- Childcare centres;
- Seniors living;
- Designated and integrated development;
- Residential subdivision proposals comprising more than 10 lots;
- Development to be determined by the Southern Regional Planning Panel;
- Complex, unique or innovative proposals including those with environmentally constrained sites;
- Any other development types which has significant environmental constraints, heritage, bushfire, flooding and bio-diversity or planning non-compliances; or
- Building works which result in significant non-compliances with relevant planning regulations, policies and standards
This service may involve a meeting face to face or via Teams. We will endeavour to provide an outcome report within 14 days of the meeting. The fee for formal Pre-DA lodgement advice is $550.
Things to keep in mind
Please be aware that you may need to engage the services of a planning consultant, architect or draftsperson, builder, engineer or land surveyor, depending on the type of development proposed, to prepare documentation to ensure the application is “assessment ready” when submitted to Council.
We're not able to assess a Development Application prior to lodgement and can't guarantee approval prior to formal assessment, however we can provide information to assist you to prepare your application and bring to light issues or constraints to be addressed prior to application submission.
